This is already the location of a hotel; The Park Inn. In 2018 there was a proposed rezoning for two new buildings, (that was approved) one replacing the adjacent Fairview Pub, and one the existing hotel. Together there would have been 438 hotel units (258 short-term and 180 long-term stay).

The design(s), by Arno Matis Architecture, were typically bold, (and expensive to build, no doubt) with retail and commercial uses proposed at grade and towers above of 10 and 12 storeys over six levels of parking.

The development permit was first submitted with a much simpler design by Henriquez Architects, and a different program of uses for a different developer, Bosa Properties.

There was only one hotel with 156 rooms, and nearly 150,000 sq. ft. of office space, and just three levels of underground parking. There was also 21,000 sq. ft. of retail along the frontage.

Now the project has been revisited again, and gone full circle. There are two hotel towers, (restricted in height by the flightpath of the VGH Air Ambulance), with 27,000 sq ft of retail, and 396 hotel rooms. a Hilton Tapestry Collection hotel, and a Homewood Suites longer-stay hotel.
