452 East Broadway

With plans to expand the Millennium Line westwards finally being built, there’s a new planning process to add additional density along the corridor, concentrated around the stations. Some developers didn’t wait, and continued to propose projects under the existing zoning. Port Living’s ‘Habitat’, their latest Mount Pleasant project was four storeys with 61 condos (two thirds of them studios) over retail and restaurants. (It’s a partnership with Caulfield Rock and Hudson).

The woodframe and cross-laminated timber project was designed by Formosis Architecture, replaced a long-vacant former Esso gas station site on the corner of Guelph Street.

As built it took on a more industrial character, with black steel panels, some opaque glazed balconies, and a clear glazed canopy over the retail units (now fitting out).
