1395 West Broadway

We first published this building exactly two years ago when much of the development potential along West Broadway was waiting for the developing plan for the area. Purely commercial projects didn’t have to wait, as the Metro Core Employment Plan already allowed those to be considered. This is still one of the biggest office projects seen on the corridor in decades. This 320 foot tall tower on 24 floors is proposed for the corner of Hemlock Street, where the former Mercedes garage and Jim Pattison’s Toyota dealership were located.

The first version (right) 300,000 sq. ft. building has 273,400 sq. ft. of offices and is designed by Andrew Cheung Architects. The developer, Yuanheng Developments, have developed office towers along West Broadway over several decades.

The design has evolved somewhat, mainly in terms of the base of the tower. It has slightly more space, and height now, at 319,000 sq ft. but still has 24 storeys.
